Ojai Market Update
March 2021

As we enter the traditional home buying season, REALTORS® remain upbeat about the current housing market conditions. There are reasons to feel good about the market, despite rates rising high in recent weeks.  With a strong growth in employment in March and a surge in consumer confidence to the highest level in the year, the economy is slowly recovering and life is hopefully getting back to somewhat “normal” in the second half of the year. Tight supply, however, remains a concern as it continues to hold back demand and continues to put pressure on affordability.

Our inventory still is very low.

There are only 27 homes for sale in the Ojai Valley, less than half of what we usually see.

The most affordable one is located in Meiners Oaks at 136 S. Arnaz St. 2 bed, 1 bath, 420 sq. ft. with a lot of 7500 sq. ft. Listed at $649,000

The highest price property is located in Upper Ojai, Aspen Grove Ranch Estate, is a 4 bed 4 bath 11,000 sq. ft. with a lot of almost 178 acres. Listed at $24,500,000.

20 homes have been sold in March.

Highest price was $2,397,590,000. 574 Los Alamos  5 bed, 4 bath, 3784 sq. ft. with a lot of 28571 sq. ft.

 lowest price was $719,200, 402 N. La Luna Ave. 4 bed 2 bath, 1500 sq. ft. with a lot of 10369 sq. ft.

Median price was $998,500 with an average of 48 days on the market.
